About Buena Vista
Buena Vista began in the 1920s as one of Winston-Salem's early automobile suburbs, northwest of downtown. It was annexed into the city in 1948 and kept growing after the war, so the neighborhood mixes 1920s and 1930s Colonial Revival and Tudor homes with 1940s and 1950s houses, plus later additions and rebuilds. Lots are generous and landscaping is mature.
What that means for plumbing
More fixtures, more places for problems
Larger homes with three, four or more bathrooms, wet bars, laundry rooms and outdoor kitchens have more supply lines, valves and drains to wear out. Bathrooms that are rarely used can develop dry traps (letting sewer odor in), sticky valves and slow leaks no one notices. Running water in guest baths every few weeks helps.
Mixed generations of pipe
A 1930s house that gained a primary suite in the 1980s and a new kitchen in the 2010s may have galvanized, copper, CPVC and PEX all in one system. Problems tend to show up where materials meet, at old transition fittings and dielectric unions. A plumbing assessment that maps what is where makes future repairs easier to plan.
Water heaters for big houses
Large homes often have two water heaters or a long run from the heater to the far bathrooms, so hot water takes a long time to arrive. Options include a recirculation pump, relocating or adding a heater closer to the fixtures, or a properly sized tankless unit. See water heaters.
Laterals under mature trees
Long sewer laterals across big, wooded lots invite root intrusion, especially in older clay pipe. Repeat clogs are worth a camera inspection. On city sewer, call City Link at 311 first when sewage backs up so the utility can check the right-of-way portion (WSFC Utilities, Sewer Backup Policy & Responsibilities).
Irrigation and outdoor plumbing
Irrigation systems, pool fill lines and outdoor kitchens need working backflow prevention to protect the drinking water supply, and outdoor lines need to be drained or protected before hard freezes.
Service lines on older lots
Houses from the 1920s through the 1940s are more likely to have a private service line listed as galvanized or unknown in the utility's inventory. Check your address at WSFC Utilities service line inventory (cityofws.org/pipes).

Buena Vista plumbing FAQs
Why does it take so long to get hot water in my upstairs bath?
Usually because the bath is far from the water heater. A recirculation system or a second water heater closer to that bath can help.
Why does an unused bathroom smell like sewer?
The trap under a drain that is not used can dry out and let sewer gas through. Running water in the fixture every few weeks refills it.
Do irrigation systems need backflow prevention?
Yes. Irrigation and other outdoor connections need backflow prevention to keep water from flowing back into the drinking supply. Testing requirements come from the water utility.
When was Buena Vista built?
The neighborhood began in the 1920s, was annexed into Winston-Salem in 1948, and continued to grow after World War II.
